Puerto Aventuras is the oldest master-planned community in the Riviera Maya. Founded in 1988 around its marina, today it is a low-density, gated resort-residential community in the municipality of Solidaridad, about 23 km south of Playa del Carmen. Federal Highway 307 splits it in two: to the west, the residential zone and the golf course; to the east, the Caribbean coast with the marina, the hotels and the beaches. Controlled 24/7 access and a Mexican Navy base inside the community.
Its differentiator can't be replicated: it is the only deep-water marina enclave between Cancún and Belize — 143 slips for vessels from 15 to 140 feet. Add to that the Riviera Maya's first golf course (9 holes, par 36, designed by Tom Lehman, 1991), three beaches (Fátima Bay, the main family beach; Chan Yu Yum for snorkeling; Chac Hal Al, the calmest), Dolphin Discovery, a bilingual school, clinics, a racquet club and fiber up to 1 Gbps.

The honest read: the municipality of Solidaridad appreciated 13.4% in 2025 (SHF index), but Puerto Aventuras is for patient capital —a second home, premium retirement or a boating lifestyle— not immediate short-rental cash flow (annual occupancy ~30%) or fast resale (low liquidity). It's not a sargassum haven either: it offers a sheltered-water marina, not a beach 100% free of seaweed.
