Can a foreigner buy in the Riviera Maya?

Yes. The entire Riviera Maya sits within the restricted zone (50 km from the coastline), so a foreign buyer acquires through a bank trust (fideicomiso): a standard, secure legal vehicle regulated by the Foreign Investment Law. It grants you all property rights — to use, rent, sell, and inherit. Approximate cost: $2,500-4,000 USD initial setup plus ~$600 USD per year; a 50-year term, indefinitely renewable. Nautilus coordinates bilingual notaries and recognized trustee banks to close the process without you having to travel.

How much do you invest and what appreciation can you expect?

Ranges vary by area: pre-construction studios from ~$180,000 USD; one-bedroom units in premium areas between $300,000 and $600,000 USD; penthouses and branded residences from $1,000,000 to $5,000,000 USD. Direct beachfront costs 30-50% more than 2-3 blocks inland. Historically, premium areas of the Riviera Maya show 6-10% annual appreciation, plus vacation-rental income (typical net yields of 4-8% in developments with a rental program).

What does the buying process look like from start to finish?

In short: (1) we define your goal and budget; (2) we present a curated selection and, if you like, tours or video walkthroughs; (3) you reserve with a deposit; (4) you sign the contract and, if you're a foreigner, we start your fideicomiso; (5) you move through the payment plan (pre-construction) or close (finished property). Closing typically takes 3-6 months for a finished property and 2-4 years for pre-construction with future delivery. We guide you with notary and bank at every step.

Pre-construction or finished property — which is better?

It depends on your goal. Pre-construction usually enters 20-35% below the delivery price, with monthly payment plans and the greatest appreciation during construction — ideal if your horizon is 2-4 years. A finished property gives you immediate rental income and use, with no construction risk and a tangible asset — ideal if you want cash flow or to move in now. Many investors combine both; we help you assess which fits your timeline and risk tolerance.
