The median price per square meter in the Riviera Maya luxury segment is $97,968 MXN/m² (≈ $5,630 USD/m²) as of June 2026, based on the 58 active properties in the Nautilus catalog (40 with verifiable price and floor size). By zone, medians range from $60,164 MXN/m² in Corasol (Playa del Carmen) to $98,184 MXN/m² in Costa Mujeres (Cancún). The full dataset is downloadable as a CSV under a CC-BY 4.0 license.

n = properties with a computable $/m² in that sublocation. Sublocations with fewer than 3 properties (Bahía Tankah, the Tulum and Cancún Hotel Zones, Aldea Zama, among others) are not published in the table to avoid conclusions from insufficient samples, but they do appear in the full CSV and in catalogo-stats.json.

Where does this data come from?

The source is the public Nautilus Real Estate catalog: 58 active luxury properties across Cancún, Playa del Carmen, Tulum and Isla Mujeres, using each developer's official list prices — not estimates or prices scraped from listing portals. The data cutoff is June 10, 2026, and USD prices are converted to MXN at an exchange rate of 17.4. Price per m² is computed as price over livable floor size; when a listing publishes a range, we use the "from" price over the "from" floor size, and we exclude values outside a plausibility band of $20,000–$300,000 MXN/m² to filter out data-entry mismatches. The table only publishes sublocations with 3 or more properties (n≥3); we use the median rather than the average because it is robust to extreme values.

Where does this data come from and how often is it updated?+
It comes from the public Nautilus Real Estate catalog: 58 active luxury properties across Cancún, Playa del Carmen, Tulum and Isla Mujeres, using each developer's official list prices. The cutoff for this edition is June 10, 2026, and the pipeline is regenerated with every catalog update, with a quarterly review. These are not estimates or prices scraped from listing portals: they are the actual prices these properties are offered at.
Can I use this data in my blog, thesis or report?+
Yes. The dataset is published under a Creative Commons CC-BY 4.0 license: you may copy, redistribute and adapt it, including for commercial purposes, as long as you credit the source. The required attribution is "Nautilus Real Estate" with a link to https://www.nautilusrealestate.mx. The CSV includes the license note in its header.
Why does the price per m² vary so much between zones?+
Because the product is different in each zone: Costa Mujeres and Puerto Cancún are dominated by branded residences and oceanfront or marina towers (medians of $98,184 and $97,382 MXN/m²), while Playacar and Corasol lean toward condos and villas inside golf communities ($66,382 and $60,164 MXN/m²). Stage (pre-construction vs move-in ready) and unit size also matter: when a listing publishes a range, we use the "from" price over the "from" floor size, which tends to reflect each development's entry-level unit.
