The Bespoke is a beachfront hotel with private residences on Tankah Bay, just north of Tulum, and a member of Small Luxury Hotels of the World. We offer the two homes the developer still shows as available: Villa 4, on the ground floor, and PH 16, a two-story penthouse. Both are move-in ready, delivered turnkey and furnished. Villa 4 sits in the first row on the ocean side, although it does not step straight onto the sand: the beach club's shared pool lies between its terrace and the beach. Per the unit floor plan it has two bedrooms and two bathrooms, 104.5 sqm (1,125 sq ft) indoors and a 25.9 sqm (279 sq ft) open terrace with a private plunge pool, for 130.4 sqm (1,404 sq ft) in total. It is offered at $899,000 USD, with an HOA fee of $820 USD a month. PH 16 has three bedrooms and three bathrooms over two levels. It measures 173.1 sqm (1,863 sq ft) indoors and 305.33 sqm (3,287 sq ft) in total, so about 132 sqm (1,421 sq ft) is outdoor space, split between a terrace and a rooftop with a plunge pool. Our PH 16 photos come from a video of the unit that the developer shared with us, which shows a terrace under a reed pergola and open-air dining beside the rooftop pool; we are still requesting the current floor plan for the unit. It is offered at $1,399,000 USD, with an HOA fee of $1,890 USD a month. The project was developed by Desarrollos Sempiterno and designed by the architecture studio Muro Rojo Arquitectura; it was first planned under the name Cuatro Vientos. It comprises two buildings on the coast, completed and already operating as a hotel. The December 2025 sales brochure lists 24-hour security, concierge, a restaurant and bar, a beach club with a pool, a gym, housekeeping, laundry service, catering and parking. According to Small Luxury Hotels of the World, the hotel's restaurant is Icaro. The hotel is run by Namron Hospitality. Per the developer's September 2026 flyers, rentals go exclusively through Namron, which charges a 30% management fee, and owners may not rent the homes out on their own. We do not publish occupancy, nightly rates or returns: they depend on the season, the home and the contract. What we hold in writing: the availability the developer shows, its flyers with the areas and HOA fees for both homes, and the floor plan for Villa 4. What we are requesting before any offer: the current floor plan for PH 16, the parking assigned to each home, the title deed and the condominium declaration, and the management agreement with Namron. Yes. Tankah Bay sits inside the restricted zone (the 50 km coastal strip), so a foreign buyer acquires through a bank trust (fideicomiso): the bank holds title and the buyer is the beneficiary, with full rights to use, rent, sell and bequeath, for a renewable 50-year term. Closing costs are paid by the buyer: a 4% property transfer tax (ISAI) in the municipality of Tulum, plus notary, appraisal, registry and the bank trust.
