Antal is an 11-unit boutique condominium in Bahía Tankah, on the stretch of coast between Akumal and Tulum. The unit for sale is DEP-104: a first-floor, end-position residence of 262.98 sqm, made up of 210.15 sqm of interior, a 24.04 sqm covered terrace, a 6.21 sqm balcony and a 22.58 sqm private rooftop. That breakdown is not ours: it is labelled on the unit's floor plan, which also sets the levels — the apartment sits at 8.55 m and the rooftop at 14.90 m. Inside there are three bedrooms and three and a half bathrooms, two walk-in closets, a storage room, a fitted kitchen with breakfast bar, and an open-plan living area that carries on into the covered terrace and, from there, into the Caribbean. It is sold fully furnished and equipped, ready to use from day one. The building was completed in 2023. It has an oceanfront pool, shared social areas, an elevator and a backup generator. The owner also reports new condominium management, daily beach cleaning, a new water heater and a new rooftop A/C unit. Bahía Tankah is a low-density stretch of coast roughly 10 km north of Tulum. Cenote Manatí (Casa Cenote) lies a few minutes inland, connected to the sea through the mangrove system. What we hold in writing: the unit's floor plan with the four labelled areas, the year of construction, the number of units in the building and the price. What is still missing, and what we are asking for: the condominium deed and title, a breakdown of the HOA fee — the seller quotes 8 USD per sqm without saying which surface it is charged on or how often — and documentation for the pier the material announces as coming. How big is unit 104 exactly?
262.98 sqm in total, and the unit's floor plan labels all four parts: 210.15 sqm of interior, a 24.04 sqm covered terrace, a 6.21 sqm balcony and a 22.58 sqm private rooftop. The four add up to exactly 262.98. The sales material also mentions «234.83 sqm of construction»: that figure does not come out of any combination of the four areas on the plan, so we publish the plan and ask in writing where the other number comes from.
Does the private rooftop have a pool?
Not according to the floor plan. Unit 104's is labelled «ROOFTOP GARDEN · 22.58 M2», with no pool; rooftop pools are labelled on penthouses PH-201 to PH-204, whose gardens run to about 91 sqm. That is why this gallery leaves out the rooftop-with-pool photos that came with the material: they do not belong to this unit.
What is the HOA fee?
The seller quotes 8 USD per sqm, and that is as far as the document goes: it does not say which surface the fee is charged on —210.15 sqm of interior and 262.98 sqm in total are not the same thing— nor whether it is monthly or yearly. We are not doing that multiplication ourselves: we have asked for it in writing, along with the condominium budget.
Where exactly is Bahía Tankah?
In the municipality of Tulum, on the coast, about 10 km north of downtown Tulum and south of Akumal. The building sits at 20.2687473, -87.3878479. Cenote Manatí (Casa Cenote) is a few minutes inland, connected to the Caribbean through the mangrove system. It is a low-density stretch: no towers, no continuous development.
What does the $1,350,000 USD price include?
The complete unit, fully furnished and equipped, in resale status. It does not include closing costs, which in Quintana Roo are paid by the buyer: a 4% property transfer tax (ISAI) in the municipality of Tulum, plus notary, appraisal, registry and —for a foreign buyer— the bank trust. Can a foreigner buy it?
Yes. Bahía Tankah sits inside the restricted zone (the 50 km coastal strip), so a foreign buyer acquires through a bank trust (fideicomiso): the bank holds title and the buyer is the beneficiary, with full rights to use, rent, sell and bequeath. The term is 50 years, renewable. Setting it up runs around $2,500–4,000 USD, with roughly $600 USD a year to maintain it, depending on the bank.
Can it be placed in a vacation-rental programme?
Yes, either with a professional management company or with whatever scheme the condominium runs. We do not publish the return you can expect: it depends on the nightly rate, on that unit's real occupancy, on the season and on the contract, so any general figure would be a promise nobody can keep. What we do is ask for the track record and go through the contract and the commission with you before you decide.
