What is a slip worth? We don't publish it, and here is why

It would be the most useful number on this page and we do not have it rigorously. To measure the premium of a berth you would compare, within the same sublocation, units with and without a marina. Only four sublocations have both groups with enough sample — and Puerto Aventuras, which is the nautical community of this coast, has no control group: there, everything is marina. Publishing a figure on that basis would mean inventing it. When the sample allows, we will publish it with its n and its date.

What is the difference between a private slip and a marina inside the development?+
A private slip means the berth belongs to that unit or that house. A marina inside the development means the dock belongs to the condominium: it may be shared, run as a pool, or assigned, and in several cases it is quoted separately from the unit price. This is the distinction that listings blur the most.
Is the slip included in the property price?+
Do not assume it at any level. Some developments quote boat slips separately, others run the docks as a pool among owners with no per-unit assignment, and in others the dock is only for pickup and dropoff. Each listing spells it out; if it does not, ask before making an offer.
How much more does a property with a slip cost?+
We do not publish that figure because our own data cannot support it: measuring it would require comparing units with and without a marina inside the same sublocation, and Puerto Aventuras — the nautical community of this coast — has no control group, because there everything is marina. We would rather publish no number than one we cannot defend.
Can you reach open sea from all of these docks?+
No. Some docks sit on a lagoon or an inner canal with no direct route to open sea; others do connect to deep-water marinas. It is noted on each property where it applies.
