Both are gated communities in the municipality of Solidaridad, both have golf, both have been standing for over three decades, and in both you pay the same 4% acquisition tax. Yet the square metre costs 38% more in Playacar. The odd part: the cheaper place is the one holding the most expensive properties.
That apparent contradiction is the whole article, and it is what decides which one suits you. The figures below come from our own tracked inventory — open dataset, cut-off 13 July 2026 — not from portal estimates.

Why the cheaper metre holds the pricier homes
Look at the interquartile bands. In Playacar the middle half of the inventory fits into $83,444–$113,894 per m²: a narrow band. It is a mature, homogeneous market — wherever you buy inside the community, the price per metre barely moves.
In Puerto Aventuras that same middle half runs from $35,009 to $82,198. The band is more than twice as wide, and the spread is not noise — it is the structure of the place. Here the premium is not paid on the square metre, it is paid on the water frontage. An apartment inland can sit around $1,900 USD/m²; a canal-front house with its own dock clears $5,000 USD/m² and passes the million-dollar mark without effort. Villa Caleta, in our portfolio, is listed at $6,000,000 USD.
In buying terms: in Playacar your budget buys size and location within a predictable range. In Puerto Aventuras it buys a category — inland, lagoon, canal or marina — and each step changes the price per metre sharply.
What you actually get in Playacar
Playacar is 350 hectares south of downtown Playa del Carmen, standing since 1992. It is the only community in the city with a three-decade track record, and that shows in how consistent its pricing is.
- 18-hole golf course designed by Robert von Hagge, built into the community.
- Private beach club and direct beach access.
- Walkability: from Phase 1 North you can walk to Fifth Avenue. This is the one argument Puerto Aventuras cannot make.
- Services inside the gates: Hospiten Riviera Maya (24/7 emergency room), El Árbol Azomali international school, a vet, Chedraui and Soriana at Plaza Playacar.
- Two phases with different character: Phase 1 North is Mexican colonial and walkable; Phase 2 South is more modern, revolves around the golf course and holds most of the newer developments.

What you actually get in Puerto Aventuras
Puerto Aventuras is roughly 900 acres, 23 km south of Playa del Carmen, and it was the first planned tourist-residential development in the Riviera Maya, dating to the late 1980s. Its axis is not golf. It is water.
- The only deep-water, full-service marina between Cancún and Belize. 143 slips (110 in Marina Norte, 33 in Marina Sur) for vessels from 15 to 140 feet, with customs clearance and hurricane shelter. This cannot be replicated: no other residential enclave on the coast has that infrastructure.
- Canal-front houses with a private dock — you moor the boat in your own garden. That product category simply does not exist in Playacar.
- 9-hole par-36 golf course designed by Tom Lehman in 1991: the first golf course in the Riviera Maya. More modest than von Hagge, with tennis alongside.
- Three beaches inside (Fatima Bay, Chan Yu Yum for snorkelling, Caleta Chac Hal Al), a cenote — Media Luna — within the community, and Dolphin Discovery on the marina.
- 24/7 controlled access with a Mexican Navy base inside the community, and Colegio Puerto Aventuras operating since 1992.
Here we have 12 verified properties: from Condominio Nuscaa at $370,000 USD to Villa Caleta at $6,000,000 USD, including Villa Serenity on the canal and four marina-front pre-construction projects — Bloom, Marina Aqua, Puerto Aqua and Gran Península.
Where they are identical (and nobody says so)
- Same municipality, same tax. Both sit in Solidaridad, so ISAI is 4% either way. You can run the full closing cost in our closing costs calculator.
- Same legal vehicle. Both fall inside the restricted zone, so a foreign buyer holds title through a fideicomiso bank trust in both cases.
- Both are gated with controlled access and both have golf. Everything else is where they diverge.
What is worth knowing beforehand
Neither is perfect, and we would rather say so before you find out yourself.
Puerto Aventuras is patient capital. Second home, premium retirement or boating life. It is not immediate short-rental cash flow (annual occupancy runs around 30%) nor quick resale: liquidity is low because the market is small. Nor is it a sargassum refuge — it offers a sheltered-water marina, which is a different thing from a beach free of seaweed landfall. And you are an hour from Cancún airport, though an hour and a quarter from Tulum's.
Playacar leaves less room for surprises. That narrow price band, a virtue a moment ago, also means little space to find a bargain: the market already knows what everything is worth. And Phase 2 hosts around ten all-inclusive hotels, which for some buyers means services at hand and for others means traffic and density.

The fastest way to get this wrong is to compare price per metre between the two without looking at which metre you are buying. An inland apartment in Puerto Aventuras and a canal-front house sit in the same community and in two completely different markets.
