Why did Costa Mujeres become the branded hub?
Three structural reasons. First, geography protects the beach: Costa Mujeres faces the Bay of Mujeres, sheltered by Isla Mujeres, and is one of the few Mexican Caribbean strips with beaches essentially free of sargassum 365 days a year —a huge differentiator versus the southern Riviera Maya. Second, it is a low-rise resort corridor: without the urban density of the Hotel Zone, with large beachfront lots. The Costa Mujeres corridor is real, and its edge —sargassum-protected beach + anchored Marriott brands— is hard to replicate in the south. But two house warnings: first, "branded" does not equal a guaranteed return; the brand premium is paid up front and recovered through appreciation and service, not through a promised rent. Second, speculative ultra-luxury is oversupplied across the Riviera Maya: more towers are announced than there are buyers for all of them, so the pipeline (W, JW, SHA) should be bought for location and a solid brand, not for brochure ROI projections.
