How to read the Dhamar price list
Dhamar does not have one unit type per floor: it has five per level, and what separates them is the view and the orientation. Two apartments of the same size can sit several million pesos apart.
The lowest available today is $4,338,360 MXN, per the official list of 21 July 2026 — a 64.80 m² one-bedroom on the ground floor — not the 47.34 m² units quoted in comparison sites. The project did open lower: the four 47.34 m² units sold between $4,118,755 and $4,448,336 MXN and none is left. That is the gap between the brochure price and the price you can actually buy today.
Within the same unit type, the developer’s list rises by roughly 3-5% for every floor you go up. Useful for deciding what the view is worth to you, not for projecting a return: Nautilus does not publish projections.
Phase 1 is 56 units, with 25 still available today (8 reserved, 23 sold). Phase 2 is the mirror building, so the finished complex is 112.
