Punta Paraíso is a gated community of pre-construction residential lots in Paamul, municipality of Solidaridad, at kilometer 85 of Federal Highway 307, between Playa del Carmen and Puerto Aventuras. The developer puts it about 10 minutes south of Playa del Carmen. The 33-hectare (82-acre) site runs from the highway to the Caribbean Sea. The master plan is laid out around two man-made lagoons of roughly 12,000 and 9,000 sqm, according to the developer, linked by a walkway called the Lake Walk. Lots fall into seven classes depending on what they face: green areas, the Eco Park, the lagoons or the ocean. The October–November 2026 price list shows 82 available lots from 300 to 2,085 sqm (3,234 to 22,447 sq ft). Prices run from $179,000 to $2,922,000 USD, depending on class and size. The developer prices in US dollars, and the list also carries a column in Mexican pesos. There are three payment plans: cash, with 90% at signing and 10% at deed signing (escrituración); 50% and 50%; and 30% at signing, 60% over 48 interest-free months and 10% at deed signing. We confirm the discount for each plan in writing before you reserve. The amenities are planned, and the renderings on this page are illustrative: a clubhouse with a restaurant, gym, and padel and tennis courts; a lake club with kayaks and paddleboards; a beach club; and an eco park with a bike path, picnic area, dog park and yoga area. The 14 Reserve Ocean lots border the coastal strip. The beach and the federal maritime-terrestrial zone belong to the Mexican nation and are not part of any lot; on satellite imagery, this stretch of coast is mostly rocky, with patches of sand. We walk you through the plan of each lot before you choose. Estimated delivery is 2030, according to the developer; none of the documents we hold specifies whether that date refers to the infrastructure, the amenities or the deed signing. In its October 2026 site report, the developer reports the layout of the streets and the perimeter wall. Because the site lies in the coastal restricted zone, foreign buyers purchase through a Mexican bank trust (fideicomiso). The Solidaridad property transfer tax (ISAI) is 4%. Nautilus coordinates the document review, the bank trust and the notary. We do not publish appreciation, occupancy or return projections.
