Atzaró Residences is the first real-estate venture in Mexico by Atzaró Collection, a group that began in 2003 as an agritourism estate among orange groves in inland Ibiza and today runs a house in Cape Town, a camp in the Okavango Delta and a solid-wood sailing yacht cruising Indonesia. That is the lineage arriving on Calle 40, and it is a Mediterranean one rather than a Caribbean one: this is not an imitation of the hotel-zone towers, it reads more like an Ibizan farmhouse turned vertical. The building holds one hundred residences of one to three bedrooms on Quinta Avenida, along the stretch where the avenue stops being a shopping corridor and becomes a neighbourhood street. The developer's list dated 29 July 2026 shows 36 units available, and the split is straightforward: eighteen one-bedroom, fourteen two-bedroom and four three-bedroom homes. Penthouses and garden units exist in the project, but none is on the market today. Delivery is set for June 2028. The operational edge is the Hotel Living programme: an owner may fold the apartment into the brand's hotel system and choose among three schemes according to how many nights a year they keep for themselves — zero, thirty or ninety, under a five-year agreement. The operator handles bookings, guests, housekeeping and maintenance; the owner keeps property tax, insurance and HOA dues. On top of that comes a loyalty card handed over at deed signing, which grants preferred access, upgrades subject to availability and 15% off at every other Atzaró house worldwide. One thing worth stating plainly: this is not beachfront. The beach is a few minutes on foot, like its neighbours on the same block, and the nearest beach club the developer itself lists is a twelve-minute walk away. How many bathrooms does each unit type have?
One full bath in the one-bedroom homes; two in the two-bedroom; three in the three-bedroom right-hand layout and two in the left-hand one. Penthouses carry one full bath downstairs plus a powder room upstairs (two full baths in the two-bedroom penthouse). The figure comes from the developer's floor plans, not from the unit-type document.
How does the Hotel Living programme work?
It is optional. An owner who joins folds the apartment into Atzaró's hotel system under a five-year agreement and picks one of three schemes according to the nights they keep: zero, thirty or ninety a year, with advance notice to the hotel.
