Why the list is short
On the sales side we work with 84 developments. On the rental side, one. This is not a half-filled catalogue — it is a decision.
A rental is judged on things you only learn by being there: whether the building is kept up, what you hear from the bedroom, whether the terrace has shade at four in the afternoon. We publish the ones we have seen and hold the exclusive on. If a second one meets the bar, it will show up here. This same building, incidentally, also has units for sale, and it sits in Playa del Carmen.
Have a property you want to rent out?
We will rent it for you. The fee is one month's rent, payable when the tenant signs: if it does not rent, we charge nothing.
What we do: we photograph the property, publish it on this site with its own page — size, floor plan, photos, price — and we coordinate the viewings.
Is it selling you want, not renting? That is a different conversation.
Ongoing monthly management of the property is not included in that fee; if you need it, we agree it separately.
What we don't do
We do not promise how long your property will take to rent, or a return, or an occupancy rate. That depends on price, location and season, and anyone who gives you a number before seeing the property is guessing.
This page is about long-term rentals. Nightly vacation rental is a different business, with different operations and different costs. If you are running the numbers on an investment, the ROI calculator is a better starting point than a promise.
