No. Nautilus is a curated selection: we focus on the luxury and premium market of the Riviera Maya (Cancún, Playa del Carmen, Tulum and Isla Mujeres). We evaluate each property one by one. If yours fits our portfolio, we work it with professional marketing; if it doesn't, we tell you honestly and, when we can, point you toward the best alternative. Working few properties well is what lets us give each one real attention.
Do the professional photos and materials cost me anything?
No. The professional photo shoot, video material, your listing on our site and the promotion are all included in our selling service. We don't ask for retainers or upfront payments: we earn our commission only when your property sells.
What commission do you charge and how does it work?
The commission and terms are agreed with you based on the property, the area and the type of selling mandate. We explain it clearly and in writing before you sign anything — no fine print. Nautilus only gets paid when the sale closes.
How do you set my property's sale price?
With data, not hunches. We run a market analysis using real recent comparables and price per square meter for your area (Nautilus publishes open $/m² market data). You get an honest suggested price range: the one that attracts the right buyers without leaving money on the table or scaring them off with an unrealistic price.

I'm a foreigner selling my property in Mexico — can you help?
Yes. We coordinate the entire legal and tax side of the sale with a bilingual notary: releasing the bank trust (fideicomiso) if the property is in the restricted coastal zone, calculating the capital-gains tax (ISR) and applicable withholdings, and reviewing that your documentation is in order. We guide you from start to finish, in English or Spanish.
What documents do I need to list my property?
To start, we only need to get to know the property. To formalize the sale you generally need: the deed or title (or the developer contract if it's a pre-sale), official ID, proof that property tax and water are up to date, and the trust if you're a foreigner. Nautilus reviews with you what you have and what's missing before going to market, so the closing is fast and surprise-free.
