At the southern tip of the Hotel Zone, where the Nichupté Lagoon meets the Caribbean, a US $400 million project is rising: a tower combining a Ritz-Carlton hotel with a collection of 126 branded residences of two to four bedrooms, fully finished and operated to the brand’s legendary service standard. Architecture is by Piero Lissoni, and the whole is conceived as a private, gated community in one of the region’s most singular natural settings.

It is, by some distance, one of the most significant luxury launches Cancún will see in the coming years. Which is exactly why it pays to get in early: pre-sale is when the best inventory, the best views and the most favorable terms are available.

The 126 branded residences are developed by Beyond Ventures; the 131-key Ritz-Carlton hotel is a joint venture between FibraHotel and Fibra Danhos, under the Marriott International brand. Architecture is by the renowned studio of Piero Lissoni.
What does a Ritz-Carlton “branded residence” mean?
These are owned residences operated to the Ritz-Carlton service standard: dedicated concierge, resident-only amenities, and access to the neighboring hotel (dining and wellness). Branded residences tend to hold value better and rent more easily thanks to the brand's backing.
Can a foreigner buy at Punta Nizuc?
Yes. Cancún is within the restricted zone (50 km from the coast), so foreign buyers acquire through a bank trust (fideicomiso), the standard legal vehicle under the Foreign Investment Law, with full rights to use, rent, sell and bequeath. Nautilus coordinates the notary and trustee bank.
