The Ritz-Carlton Residences, Riviera Maya is a community of 129 branded residences, all furnished and in three collections, adjacent to The Ritz-Carlton, Riviera Maya hotel at Punta Venado, Playa del Carmen. According to the official project website, it is developed by RMLA, Oleum Joint Venture, S. de R.L. de C.V., which uses The Ritz-Carlton brand under license.
It is one of the branded residences in the Riviera Maya. Its three collections are the Grand Residences, the Mangrove Cottages and the Beachfront Estates. Architecture and interiors are by Sordo Madaleno; on the project, Andrés Cajiga is lead architect and María Fernanda Patiño Espinosa is lead interior designer. According to the developer, the consultancy TalentChef conceived more than 20 food and beverage concepts. The subcondominium regulations (February 2025 draft) reserve management of the residences for Marriott or an affiliate while they run the hotel.
It is not to be confused with The Ritz-Carlton, Cancun, Punta Nizuc. According to Travel Market Report (October 2024), that is a hotel with branded residences announced for Cancún. The Ritz-Carlton Residences, Riviera Maya is at Punta Venado, Playa del Carmen, in the Municipality of Solidaridad.

The Ritz-Carlton Residences, Riviera Maya is at Punta Venado, Playa del Carmen, in the Municipality of Solidaridad, Quintana Roo, within the Punta Venado Master Condominium. According to the developer, Cancún International Airport is 45 minutes away by car and Tulum's international airport 60 minutes; Forbes reported the same figures in June 2024.
The residences form a residential subcondominium of that master condominium, as set out in the sample purchase agreement and the regulations.
According to the developer, the land covers 180 acres (73 hectares), with a crescent of beachfront 1,600 feet long, about 500 meters, and development takes up less than 15% of the land.

Beachfront Estates have direct ocean views and access, and each comes with a plunge pool and an open-air atrium on the top level. Mangrove Cottages have private terraces with plunge pools.
How much does a residence cost?
According to the developer, prices at The Ritz-Carlton Residences, Riviera Maya, at Punta Venado, Playa del Carmen, start at $1,800,000 USD. That is the starting price for a project of 129 furnished residences in three collections, the Grand Residences, the Mangrove Cottages and the oceanfront Beachfront Estates, adjacent to The Ritz-Carlton, Riviera Maya hotel.
The sample purchase agreement sets the price in US dollars, payable in dollars or in pesos, at the exchange rate published by Banco de México in the Official Gazette (DOF) one business day before payment. The price is paid in four installments of 20%, 10%, 20% and 50%, plus the buyer's closing costs, and payments go to an escrow agent. The buyer may cancel within 10 days after the agreement takes effect. Pricing by collection and availability will be released by the developer.

The payment plan for The Ritz-Carlton Residences, Riviera Maya, per the sample purchase agreement the developer posts, is 20/10/20/50: 20% after signing, 10% when the interior walls and roofs are finished, 20% at lock-up and 50% at closing. Payments go to an escrow agent.
The developer posts a sample promissory purchase agreement, a purchaser acknowledgment form and the subcondominium regulations on its website. Here is what they set out on payments, fees and rentals.
Payment schedule
- 20% of the price, less any reservation deposit, within 7 business days after the buyer signs.
- 10% within 7 business days after the residence's interior walls and roofs are finished.
- 20% within 7 business days after lock-up: structure, roof, doors and windows in place.
- 50%, the balance, on or before closing, plus the buyer's closing costs.
Deposits and the right to cancel
Under the sample agreement, payments go to an escrow agent. The buyer may cancel within 10 days after the agreement takes effect and get payments back within 5 business days.
HOA fees
The regulations provide for mandatory, periodic ordinary fees to cover common expenses. The benefits brochure the developer posts explains that Marriott-branded residences typically include services such as 24-hour security and common-area maintenance in the annual budget.
Rentals
The regulations require rentals to be handled through a rental agent approved by the manager, rather than platforms such as Airbnb or VRBO. The purchaser acknowledgment form says taking part in any rental arrangement, including a hotel program, is voluntary.
What will the hotel include, and what amenities are planned?
The Ritz-Carlton Residences, Riviera Maya is adjacent to The Ritz-Carlton, Riviera Maya hotel, which will have 300 rooms and suites, as Marriott announced in June 2024. The developer's fact sheet lists four pools, The Lagoon, a residents-only Catamaran Club, a Racquet Club with tennis and pickleball courts, and clubs for kids and teens.
The Lagoon is a family area for swimming and water play, and the residents-only Catamaran Club sits inside the Beach Club. The Racquet Club's courts are professional grade, and the fact sheet adds the Ambassadors of the Environment program to the Kids Club and the Teens Club.
A private concierge arranges à la carte services such as a private chef, childcare, personal training and in-residence spa treatments. In the 2024 benefits brochure, Marriott was offering buyers complimentary Marriott Bonvoy Platinum Elite status for two years.
